There are a number of things which you can practice to sell your home fast. This list of things is highly understandable. Price your homes properly, find a great real estate agent, advertise your home on the internet and make your home look good inside and out. Unfortunately one of the most important things you can do to help sell your home is often overlooked by the real estate agent and the seller.
Always make sure you have an excellent flyer describing your home. This may seem not that important but let me tell you what I experience as a real estate investor on a daily basis. I like to ride through neighborhoods looking for homes and getting an idea of what homes are selling for. I, like many buyers, will look for a sign in the front yard. I pull my car up close and look for a flyer box. I will then stop the car and get out. I walk over to the flyer box and guess what? The box is empty. I can't believe the box is empty. If this seller really wanted to sell their home they would never let the flyer box go empty.
Think about how hard it is to get a buyer to show up to the front of your home. You fixed your landscaping just like your agent asked. You painted the front of your home just like your agent asked. You worked hard to make your home look good for that rare moment a buyer rides up to your home. Why would the flyer box be empty? How could you let that happen? Do you think it is your agent's responsibility? Maybe so, but I would not leave this up to my agent. Make sure the flyer box is always full.
Having an informative, well designed flyer is a must. I can't tell you how many ugly flyers I have plucked out of the flyer box. These flyers don't tell me what I want to know. There are several key points to a flyer that you must include: You must have a picture of your home; you must have a website to show more of your home and this website address must be on the flyer; you must have the price; you must list the basics. The number of bedrooms and baths. How many rooms and what type of room they are; List any upgrades that you have made to the home and the cost to you.
Find a good mortgage broker and put his name on the flyer. Buyers need help buying a home. Make sure you put the right people in front of your buyers; you must include contact information; Don’t let down your potential buyers so you must have a good comprehensive flyer and you must keep the flyer box full of flyers.
