Addendum to Residential Lease - Pet Policy
The Landlord will offer the Tenant the privilege of owning and housing a pet provided they adhere to the following policies.
IF YOU OWN A PET:
- Tenant is limited to 2 (two) pets. Weight limit for dogs is a maximum of 35 pounds.
- You are responsible for cleaning up after your pet.
- Tenant shall be responsible for adhering to city ordinances regarding noise nuisance or leash laws.
- Pets are never to be bathed or groomed in sinks, showers or bathtubs.
- Upon move out Tenant agrees to a Pet Scan of the carpet and understand that they will be charged a $ fee for this service. Any damage to the carpeting, above normal wear and tear will be charged back to Tenant.
- Tenant agrees to pay $ as a pet deposit in addition to the $ security deposit.
- Should property require repairs, Tenant agrees to ensure pets will be secured so maintenance may be performed. Landlord agrees to schedule in advance.
Please note that any damage incurred by a pet will be considered the Tenant’s responsibility and will be charged accordingly. This includes, but is not limited to, carpet cleaning or replacement, damage to walls, woodwork, flooring or window screens.
We the undersigned, ( ) do have a pet (s) and agree to the above policies.
IF YOU DO NOT OWN A PET:
Should Tenant decide to acquire a pet in the future, they will notify Landlord 30 days prior to housing the pet. This will allow the carpets to be assessed. If Tenant fails to notify Landlord, Tenant agrees to pay for all damage to carpets, flooring and window screens upon move out.
We the undersigned ( ) do not have a pet nor will we obtain one in the future with out prior consent.
