If a borrower fails to pay the mortgage payments for the amount he borrowed from a lending institution based on terms laid out by the lender for a real estate property then the resulting process is called as foreclosure. The lender becomes the new owner of the real estate if no bid is greater than the opening bid. Lenders would preferably have money instead of the piece of real estate. This is when the lender tries to sale the property and may have to sale it at a discounted price.
